Apartment Information - October 2004 - complete post
Me and a roommate spent over three weeks (October 2004) looking at many, many places all over Austin. We were looking for a two bedroom, two bath place. Preferably close to UT and with washer/dryer connections.
Turns out you can have only two of the following three qualities. Price, location, space.
It was a very exhausting experience. Frustrating and mind boggling. All of the complexes tended to merge together after a while.
I figured I’d share what we found with the general Austin community. I hope our search can help make yours easier.
The following information/commentary is based on my opinion, notes, and recollections. The prices and deals may have changed completely. The details about rent and square footage are based on the brochures and notes we gathered. There may be mistakes, so please double-check everything. I don’t work for any of the complexes. I have no hidden agenda (not that I know of, at least).
Some places offer discounts if you work for a “major employer.” UT and other state agencies count, so be sure to ask. Some offer “look and lease” discounts. For example, if you decide to rent right after looking/touring (like within 24 hours), you might get half off the first month’s rent or a discount on the deposit.
Some places charge for water. Some use a building average for the water bill. As for the electric bill, you can call the Austin power company and ask them to tell you the average electric bill for any 12 month period for any apartment or home in Austin. It’s public information and free.
You can also go on-line and look up crime statistics for any place in town. See the following site – look under Neighborhood Services/Crime.

Some complexes charge more for a better view or a different floor. Make sure to ask, especially if you don’t care about the view. Some top floors have higher ceilings. Some plans have space-wasting (IMHO) fireplaces.
It’s a renter’s market out there. The landlords and owners really want your business.

Paddock Condominiums
1510 North Loop
Since these places are individually owned, you must contact an agent or an owner. Habit Hunters can show you one of the units. Their number is 512-482-8651.
We saw a two bedroom, two bath unit on the second floor (#621). It has washer and dryer connections. Very nice, but not very spacious. The smaller bedroom is about 10’ x 11’. The larger room with connect bath is about 11’ x 13’.
The area is very nice. There is a hidden tennis court in the rear of the complex. There is a creek and trees in the back part as well. Very cute place. Seems well kept.
The unit we saw was very clean and nice. No pets. It’s been on the market for about three weeks now.

House for rent east of UT, past I-35
Saw this place while driving in the area. It looks nice from the outside. The owner is David and his number is 512-947-3283. It’s a four bedroom, three bath house. Two of the bedrooms are said to be small, so it’s good for three people. It’s 1500 sq. ft. The rent is $1195, but he’ll drop $100 off the rent if you’re very interested.
There are washer/dryer connections. He would like to have the lease end at the end of July with possibility of renewal.
The location is nice. We didn’t see the inside, so I know nothing about the interior. And we didn’t need that big of a place for just two people.

Courtyard Apartments
Located on South Congress just behind Magnolia Café.
It’s about two blocks west of Congress.
This is a great place. The set up is done so the units look to the middle. There is a pool and lots of plants. Very quiet and nice.
I lived there years ago. The manager is Lisa and she’s great. It’s close to south Austin and convenient to HEB at Congress and Oltorf.
There are no 2/2, but they have a 2/1 for $819. The size is sorta small at 825 sq. ft. No washer/dryer, but they have a laundry room. Not a big complex, but not a tiny one.
When I lived there, someone once went to the various cars and stole change if the windows were open. That happened only once, and that was years ago.

The Park

This is off Riverside behind the HEB about half a mile. It’s across from that brand new student only housing place. This complex is run by Joyce. She is a very good manager and has been there for years.
The complex is safe because of the gates. You need a code to get in and to get out. There used to be a lot of police living there. Now there are only a few.
They do not allow pets, but some older pets are grand fathered in. The landscaping is very nice. Lots of plants, but not that many trees. Good parking and I never had any problems living there.
The bus stop is right in front of the complex. HEB is within walking distance. The application is very strict, so no deadbeats.
A 2/2 is $625 and has 925 sq. ft. A 2/1 is %575 and has 825 sq. ft. The 1/1 is $475 and has 475 sq. ft.
The office is closed on the weekends, so it’s hard to find time to see the place. The units feel a little small. Make sure to get a good view, because the sunshine makes the apartments feel much nicer. They offer free water and free cable.
No washer/dryer connections, but the laundry room is nice and clean with many machines.

Campus Estates

This is a huge student focused place on the end of Riverside.
They sell leases on an individual basis. A 2/2 goes for $480 per person based on a 12 month lease. You get 861 sq. ft. A friend lived with two roommates there in a three bedroom unit. It was very well designed for student roommates. Each person gets their own bathroom and the living area is in the middle.
Lots of young people. Lots of parties. Parking can be tough on the busy nights.
The rent gets cheaper with more people. Free cable. You can get furnished units.

We looked at the 2/2 plan called C1a. It’s very big at 1247 sq. ft. Very nice. The model unit looks spectacular. The actually unit is nice, but a bit worn around the edges.
It’s right next to Central Market which is very, very cool. The parking sucks in that you get only one reserved spot per apartment. So the roommate has to find a spot each night.
Lots of nice cars at the complex. Seems to suggest rich college students. It’s also next to the heart hospital.
I’ve heard various things about the place, but it’s very expensive. The price for a 12 month lease for the above unit was quoted as $1075. The deposit and the application fees are a bit steep compared to other complexes. The salespeople are very nice and showed us the various unit more than once.
It’s close to UT, but not within easy walking distance. More of a bike ride. The big draw for us was the proximity of Central Market and the massive amount of space. And the two bedrooms are about equal so one roommate doesn’t get stuck with the dinky room.
Huge closets. Huge bathtubs.

Oakwood

This complex is off 290, just a bit east of I-35. You’ll have to drive to get to most places. It’s very nice, very clean, very large. But also quiet and seems to be calm.
Bekki was great – very eager and showed me one unit three times because I kept wanting to compare it to other places.
The 2/2 is $785 if you get the third floor. It’s 1148 sq. ft. with no stupid fireplace. The fees are very reasonable. Washer/dryer connections and two small laundry rooms. There is a pool and okay workout room.
You can get furnished or rent a washer/dryer, but that’s mostly for corporate people.
The smaller 2/2 has 1111 sq. ft and is $800. Those unit are on the ends and can be more private. There are trees in the area and a big US Post Office nearby. Nothing else is very close by at all. There is a lot of parking and a dog walking area on the edge of the property.
They also have yummy cookies in the rental lobby.

This complex is next to Oakwood. It’s east of I-35 off of 290.
The salesperson was very energetic. The 2/2 has 1136 sq. ft. and is $832 with the deals they are running. You get a small discount for renting after looking. And there is 3% discount for working for a major employer.
The kitchen area is cool with the sink on a separate island. The rooms are okay in size – bit small for our needs.
The area seems nice. The living area is set up in a cozy way.

This place is near Riverside, but off of the lake. It’s a large place with very cheap prices. We didn’t care for the feel of the place. The units have a large fireplace that seems to take up a lot of space.
The price for a 2/2 is only $575 for a short lease, and just $555 for a year lease. It’s 1028 sq. ft. The smaller 2/2 is 942 sq. ft. and $535.
It’s economical. The complex is gated and there is one entrance and exit.
There are a lot of complexes in the area. I would guess a lot of student live in the area.

Lauren was very friendly and energetic. The place is very nice and upscale. It’s right across the street from Whole Foods and in the general Arboretum area. Close to 183 and to Mopac.
The 2/2 is 1152 sq. ft. and extremely nice. It’s a bit pricey at $950. They do have specials and offer a discount to major employers. The two rooms are similar sized and the windows are nice. The pool is big and the workout room is pretty good for a complex. They have washer/dryer connections and no laundry room. You can rent a w/d for a fee. Trash is $3 a month.
You pay more for a better view. The complex seems very clean. We almost went with this complex, but then decided to save money. We left a deposit check to hold a unit and when we went to pick it up, they said they had lost it. Then they told us they had cashed it and would draw up a replacement check. That did not please us.
They also have a one bedroom with loft that is amazing. It’s 1084 sq. ft. but the loft is not quite big enough for a bedroom.
Some of the 2/2 are bigger than the one we saw. Overall, the complex looks great if you have the money to spend. And it’s also close to the Gateway Cinema.

This is one of the complexes just north of Braker and east of Mopac. There are several complexes in the area. They all blurred together after a while.
At this place the 2/2 has 1067 sq. ft for $790-$815. I don’t remember much about the complex, but the rooms seemed small for some reason.

The 2/2 has 1028 sq. ft. and is $750. I think the bedrooms were a bit small for our needs.
Amli at Stonehollow

There are several Amli properties in town. This one is off Metric, north of Braker and east of Mopac. It’s near the slew of complexes listed above.
If you visit their on-line site, you can get a code for $50 off the first month’s rent.
A 2/2 has 1069 sq. ft. for $799 on the first floor and $824 on the third floor. There is a fireplace on the top floor unit.
A 2/2 with 1209 sq. ft. is $831 on the third floor. It’s all electric. There is a $125 fee and $45 application fee per person.
This Amli seemed to be slightly bigger than the one north on 183. The larger 2/2 was pretty nice. There is a long balcony that connects the living room to the kitchen. There is a breakfast area in addition to the living room and dining area. It’s a large place, but one room is smaller than the other. So you’d have to see who get the master bedroom.
There are a good number of trees in the area. It’s a large complex and right next to the ACC complex (you can definitely walk over).

Very upscale lobby and sales information. Near PF Chan’s and the Arboretum. Sort of by itself. Quiet.
The 2/2 units run from $851 to $869 with a longer lease. This is a big cut off the listed price that goes over $1000. The sq. ft. run from 1017 to 1019 with patio. The prices change depending on location and floor.
It seemed a bit pricey for the space. I think a lot has to do with the prime location.

We didn’t get to see the units because it was late that day.
The deposit is $380 with $280 of it not refundable.
The prices depend on floor and view. The area is filled with trees. The location is a bit far as it’s north of 183 near the Duval exit. You’ll need a car to get into town.
Seemed to a quiet place.

The rent is cheaper for longer leases. The 2/2 has 1026 sq. ft and is $744 on the first floor. It’s $829 for the one with washer/dryer connection and remodeled. The larger 2/2 at 1226 sq. ft. is $1079 for a 12 month lease.

There’s a discount for look and lease. The rent is cheaper with free rent if you sign a longer lease of a year.
The cart ride is fun. And Raul gave us candy.

The 2/2 has 1003 sq. ft for $715. They were offering free rent until January 1. The floorplan has two entrances and the bedrooms are apart from each other. Seems to be good for roommates. Close to St. Edwards.

This place is huge. And cheap.
The 2/2 has 1040 sq. ft. for $689. The 3/2 has 1240 sq. ft. for $729. We saw the place and there is a lot of space. It’s a big complex with playground units on the property which suggests families.
The apartment had nice new looking carpet. The refrigerator was the largest I’ve seen in an apartment. In the three bedroom, one person could have the two small rooms and the other person take the big master room. The two small rooms were pretty small.
The living area was very sizeable.
The place is far south and traffic really sucks. But it’s really close to I-35 and to Ben White/Hwy 71. Also easy to get to Congress.
If you work at the IRS or go to school at St. Edward’s, this seems like a great deal. They have a ½ off deposit deal if you look and lease.

This place is north at Parmer just east of Mopac. It’s next to a police station. Very large complex. The 2/2 with 970 sq. ft. is $759 and the 2/2 with 1165 sq. ft. is $839.
There’s a discount for look and lease. The rent is cheaper with free rent if you sign a longer lease of a year.
The cart ride is fun. And Raul gave us candy.

The 2/2 has 1003 sq. ft for $715. They were offering free rent until January 1. The floorplan has two entrances and the bedrooms are apart from each other. Seems to be good for roommates. Close to St. Edwards.

This place is huge. And cheap.
The 2/2 has 1040 sq. ft. for $689. The 3/2 has 1240 sq. ft. for $729. We saw the place and there is a lot of space. It’s a big complex with playground units on the property which suggests families.
The apartment had nice new looking carpet. The refrigerator was the largest I’ve seen in an apartment. In the three bedroom, one person could have the two small rooms and the other person take the big master room. The two small rooms were pretty small.
The living area was very sizeable.
The place is far south and traffic really sucks. But it’s really close to I-35 and to Ben White/Hwy 71. Also easy to get to Congress.
If you work at the IRS or go to school at St. Edward’s, this seems like a great deal. They have a ½ off deposit deal if you look and lease.
